Come for the weekend and fall in love with the Lake District
Weekends are available, which is a rarity in large holiday houses in
this area. But how many family gatherings last a week? Bring your parents
and your brother (do you have a brother? No, then how about an old school
friend?) and make a weekend of it. Who wouldn't jump at the chance of
a short break in the Lakes. There are some ace restaurants in Ambleside,
or head out to find that perfect country pub.
Weekends
Weekend bookings work like this: Arrive 4pm Friday, depart 4pm Sunday.
We will make the beds up for you and ensure the house is spotless and
welcoming. In cooler months we will lay the open fire in the sitting
room for you. All you have to do is get yourselves up here and enjoy
the magnificent setting.
Short Breaks
Come for a long weekend or midweek break.
Bank Holidays
Arrive 4pm Friday, depart 4pm Monday (3nights) or 4pm Tuesday (4 nights).
Weeks
Weeks commence on Friday. Arrive 4 pm on first day, depart 10.30am on
final day.

What is included in the price?
We find it annoying to have to pay those extra little bills on top of
the main charge, so all the following items are included in the main
price. The only exception is your own travel insurance, which we recommend,
but it is up to you. And no holiday cottage company booking fee either.
Welcome pack of basics such as milk, bread, coffee, tea, etc.
All gas, electricity and fuel (coal) for the open fire.
Towels and bedding.
WiFi for free anytime internet access.
Free parking.
Making a booking
Please ring Paul on 015394 31590. We accept most credit/debit cards.
Deposit
We require a £250 deposit for weekends and Bank Holidays and £500 for
weeks. This deposit is payable at the time of booking.
Balance
The balance is due four weeks before your due date.
Cancellation
We will try hard to re-let the property and refund your payment if possible.
However, if this is not possible, then all monies already paid, except
damage deposit, are non-refundable. Further details in the small print
below.
Pets
Sorry, strictly no pets. IMPORTANT!! Absolutely no pets allowed. Please
note that our cats live in the garden and grounds and have access to
the cellar. They may come inside the house if doors are left open. They
are friendly and will love any attention that you can give them, but
will keep their distance otherwise. We are happy to send them to the
cat hotel if you prefer.

You could put it there, or there… no, over there. And space for
a couple more over there. Granted, this is not the most captivating
of subjects, but for regular visitors to Ambleside, and indeed most
holiday houses in tourist towns, car parking is no joke. So we make
no apology for drawing your attention to the fact that Dalefield
has its own car park with space for five cars. |
The small print: BOOKING TERMS & CONDITIONS
Bookings. All bookings will be confirmed in writing
by us once your deposit is received. The remaining balance due is to
be received 4 weeks prior to arrival, otherwise we reserve the right
to re-let the property.
The Property is let to you ( 'The Hirer' ) for private residential
purposes only and no other purpose. The house will be found in a clean
and tidy condition on arrival and the hirer agrees to leave it in a
similar condition on leaving.
The use of all accommodation and amenities, is entirely at the hirer's
risk and no responsibility can be accepted by us for any injury, loss
or damage arising from this use.
The maximum number of guests is 7 adults, 3 children, 1 baby. The Number
stated must not be exceeded without prior written agreement. As the
property is principally designed for family holidays we reserve the
right to refuse or curtail any booking which may in our opinion by reason
of number or composition be unsuitable for the property concerned.
The interior is strictly non-smoking.
Cancellation. Should the hirer cancel their reservation for any
reason, no monies are repayable.
However, we will do our best to re-let the property but can give no
guarantees on this. If it is re-let and you have paid all the monies
due we will return your payment. If it is re-let and you haven't paid
the balance you will not be liable for the balance. If it isn't re-let
and you haven't paid the final balance this will be due as part of the
contract you have entered into to hire the property.
In the unlikely event that the property is not available through events
arising out of our control, then we will refund all monies paid in full
and the hirer will have no further claims against us.
Damage and breakages. All damages and breakages must be immediately
reported to us. While you may not necessarily be charged for minor items,
you should be aware that all damages and breakages are the holidaymaker's
responsibility and their cost shall be repayable on demand.
Damage deposit. A damage deposit of £300 will be taken at the
time of payment of the final balance. This deposit may be used to offset
(a) the cost of remedying any damages, breakages or losses sustained
by the owner of the property or (b) any unbudgeted costs incurred for
restoring the property to a suitably clean and tidy condition,(c) excessive
usage of utilities. The deposit will be refunded to your credit card
after immediately after your stay assuming there is no damage. If any
money is to be deducted you will be notified in writing of the amount
deducted and the reason for the deduction. The Good Housekeeping Deposit
shall not be used to cover any payments due or any extras etc.
Insurance. We recommend that you obtain private holiday insurance
to cover any cancellation, accidental damage, breakage costs and loss
whilst on holiday.
Presentation of property. The beds will be made up for the day
of your arrival and you will be supplied with towels. Please note that
if a cot is requested it is provided with mattresses only- all baby
bedding and linen should be brought. The Property is equipped with sufficient
crockery, cutlery, kitchen equipment, dining and easy chairs for the
number of people indicated in the property description. The property
will have domestic consumables provided sufficient for the first day
of yourholiday. This will include washing up liquid, toilet rolls, dishwasher
tablets, oven gloves, dish cloth, bin bags, and tea towels. As a self-catering
holiday you will need to buy domestic consumables for the remainder
of the holiday
Complaint or damage. If there should be any cause for complaint
or accidental damage, this must be reported to the owners immediately,
otherwise the matter cannot be fully investigated. It is too late to
report it after the holiday. While we will do everything reasonably
within our power to effect speedy repairs to properties and/or furnishings
or equipment or facility that may be faulty or fail during your holiday,
no guarantees are given and no refunds will be made should any such
fault failure or breakdown occur and not be rectifiable or rectified.
